Thank you for visiting the Land Title and Survey Authority of British Columbia (“LTSA”) website. If you access an LTSA Customer Account through this website, your use of that account is governed by your Customer Agreement. In these Terms: “we”, “us” and “our” refer to the LTSA and its wholly owned or controlled subsidiaries; “you” refers to the individual, company or other legal entity accepting these Terms.
Acceptance of Terms
These Website Terms and Conditions of Use (“Terms”) govern your use of this website and the Services available through it (the “Services”). By using this website, you agree to these terms. If you are accepting these Terms on behalf of a company or other legal entity, you agree that you have the authority to bind that entity. If you are under the age of majority in your jurisdiction, do not accept these Terms or lack authority to agree, you must not access or use the Services.
Disclaimers
This website, including its layout, design and all information, images, text, videos, audio, apps, programs, data and other materials (collectively, “Content”), along with the Services, are provided “as is” and “as available” without any warranties from the LTSA. Save for official documents such as Surveyor General Forms, Surveyor General Practice Bulletins, Land Title Forms, Land Title Practice Bulletins and Notes, and Director of Land Titles Directions, the Content or Services may not be accurate, complete or current. Limited Right to Use
You may view, download, print and use Content from the Services for personal, non-commercial purposes or for Reasonable Business Purposes, provided you do not: copy, reproduce, republish, post, transmit, display, modify, sell, lease, lend, market, distribute, or create derivative works from the Content or Services; frame the website or its Content in another webpage; or use Content or Services for resale, except as expressly permitted below.
“Reasonable Business Purposes” means using Content as part of providing professional services related to real estate transactions, property research or interpretative advice about specific properties or interests in land. It does not include using the Content or Services primarily for resale on a volume, discount or subscription basis. Such resale activity is a material breach of these Terms and may result in immediate termination of your access to the Services, in addition to any other remedies available to the LTSA.
Restrictions on Use
You agree that you will not do any of the following:
- Upload or transmit any harassing, defamatory, abusive, threatening, obscene, embarrassing, unlawful, offensive or otherwise objectionable through the website or Services;
- Collect, use or disclose personal information through the website in violation of privacy laws, including the Freedom of Information and Protection of Privacy Act or for solicitation purposes;
- Use the website, Content or Services for benchmarking, competitive analysis, or monitoring availability or performance;
- Engage in practices such as screen scraping, database scraping or automated form filling to retrieve, test or obtain information;
- Reverse-engineer the Services or attempt to bypass security features;
- Upload or introduce viruses, malware, or any software intended to harm or alter computer systems;
- Interfere with other users of the website or Services or LTSA personnel, including intercepting communications not intended for you;
- Modify, destroy or corrupt information or software on LTSA systems.
Copyright and Proprietary Rights
This website contains proprietary information and material owned or licensed by the LTSA, its subsidiaries, affiliates, or licensors, and is protected by Canadian and international laws, including copyright, trademarks and other intellectual property rights. You acknowledge and agree: to use this information and materials only as permitted by these Terms; not to remove proprietary notices from Content or Services; not to use LTSA trademarks, service marks, or logos without written permission. All rights not expressly granted are reserved.
Fees for Services
Certain Services available on the website require payment of fees, third party charges, and applicable taxes (collectively, the “Fees”).
By using paid Services, you agree that:
- Fees must be paid using a method accepted by LTSA, which may change from time to time. Fees are payable when Services are requested;
- You are responsible for paying all Fees associated with your use of the Services;
- Payments may be processed by a third-party payment processor, and you will receive a transaction ID as confirmation;
- Fees are charged and processed in Canadian dollars; and
- All Fees are non-refundable, except for land title applications fees that are withdrawn or cancelled before registration.
If you dispute a credit card charge, you must notify LTSA within 45 days of the transaction. After that, the charge will be deemed accepted and no adjustment or refund will be available.
Availability and Access to Services
We may suspend the website, Services or any Content at any time, without notice, whether for system maintenance, updates or other operational reasons. We may also modify or remove Content, Services or the website itself at our sole discretion, without notice.
We reserve the right to suspend or terminate your access to the Services at any time, without notice or liability, particularly if we believe you have violated these Terms. This does not limit any other rights or remedies we may have.
Limitation of Liability and Indemnity
The LTSA and its directors, officers, employees, contractors, agents and representatives will not under any circumstances be liable to you or any other person for any damages of any kind including, without limitation, direct, indirect, general, special, or consequential, arising from your use of this website , Content or Services. This applies whether or not we were advised of the possibility of such damages or they were foreseeable.
You agree to indemnify, save and hold harmless the LTSA and its directors, officers, employees, contractors, agents and representatives from any losses, claims, damages, actions, costs or expenses arising from: your use of the website, Content, or Services; your breach of these Terms; any use by others acting on your behalf.
You will be responsible and liable for all damages suffered by the LTSA (including lost revenue or costs related to business interruption or system repair), whether directly or indirectly, as a result of your or your affiliates’ breach of these Terms.
Third-Party Content
The website may include information and materials provided by third parties ( “Third-Party Content”). This Content remains the property of its original owner and is subject to the same protections and limitations as other Content under these Terms. Third-Party Content may also be subject to separate terms or privacy policies, which you are responsible for reviewing and complying with.

We respect your privacy. If we collect your personal information, we will tell you why and only use the information for that purpose. You may not assign, delegate or transfer your rights or obligations under these Terms without our prior written consent.
